Trees can become an important consideration during the purchase, sale or remortgaging of a property, particularly where mature trees are located close to buildings. A lender, surveyor or insurer may therefore request an arboricultural assessment as part of the property transaction.

Kirkley Tree Care provides independent tree mortgage reports based on a ground-level inspection of the trees and their relationship with the property. The assessment considers species, size, age and condition, proximity to buildings, structural defects and any other arboricultural factors relevant to the property.

Where appropriate, the report will provide recommendations for tree management or further investigation. The presence of a tree close to a building does not, in itself, indicate that it presents an unacceptable risk or is responsible for structural movement.

Once instructed, we will arrange a convenient time to inspect the property and the trees relevant to the mortgage assessment. A ground-level arboricultural inspection will be undertaken, considering the condition of the trees, their proximity and relationship to the property, and any factors that may require further investigation or management.

A clear written report will then be provided for use by the client, mortgage lender or other property professional, setting out our findings and any appropriate recommendations.
